Sealing your sectional garage door: what to check
Seals can help reduce gaps around a sectional garage door, but they work as part of the opening. If rain, dust or draughts are getting in, we can help you identify the right door components and whether the problem also needs attention to drainage or the building.
Find where the problem occurs
From a safe position, note whether entry is at the bottom, sides, top or around the surrounding frame. Look for a torn or displaced seal and record when water enters. A sloping driveway, uneven floor or a building leak can need a different solution from a replacement door seal.
Match the bottom seal to the door
The bottom seal and its carrier must suit the actual sectional-door model. A worn seal may need replacement, but a gap can also involve floor shape or door alignment. Do not increase opener force or change travel limits to compress a gap. Ask your dealer to check the cause and correct replacement profile.
Check side and top seals as a system
Compatible jamb, lintel or brush seals can help manage the particular gaps they are designed for. The fitting arrangement must allow the door to move correctly and preserve required clearances. Generic foam, adhesive or expanding filler around moving tracks is not a substitute for the matching installation detail.
Consider the threshold and drainage together
A floor-mounted threshold is not automatically suitable for every entrance. Before adding one, consider vehicle clearance, water flow, the condition of the floor and the door’s closing arrangement. Ask the installer to assess the opening. A garage-door seal is not a flood barrier and cannot guarantee water exclusion during every storm.
Treat insulation as a separate choice
Insulation resists heat transfer through the specified door construction; it does not repair a leak. Our Insul-Shield offering must be specified with an eligible new sectional door and the appropriate system. It is not a generic kit to add to any existing door. Compare insulation and seals for their different roles.
Preserve any rated construction
If your project uses BAL-Maze, Storm-Shield or another documented construction, changes must match that system’s instructions. A normal weather seal does not create a bushfire or wind rating. Share the door model, photographs, site requirements and symptoms when you ask us to assess the opening.
