Caring for your garage door brush seal

Brush seals use flexible bristles to help reduce gaps where a suitable door meets the surrounding opening. They can limit dust, leaves and draughts, but they still need to remain correctly fitted and clear of debris. We’ll help you check the right seal for your door if the existing one is worn.

Know what the brush is doing

A brush strip is different from the shaped weatherseal along the bottom of many doors. Its location and contact need to suit the door’s movement, guides and clearances. It is not automatically included with every roller or sectional model.

A seal can reduce some entry paths, but it cannot make a garage completely pestproof, waterproof or airtight. Persistent pests, water or draughts may involve other openings, drainage or building details. Ordinary brush strips also do not create a tested bushfire rating.

Inspect from a safe position

Check accessible areas only when the door is stationary and it is safe to do so. Keep hands away from tracks, rollers, hinges and pinch points. Do not climb onto or reach around moving equipment to inspect a seal.

Look for missing or flattened bristles, loose attachment, splits in adjacent material and debris preventing normal contact. Note whether the door itself is moving evenly. A gap that appears with a crooked or heavy door needs a mechanical inspection, rather than simply a thicker strip.

Clean gently and follow the fitted product’s instructions

Remove loose dirt, leaves and cobwebs from accessible bristles with a soft brush or a suitable vacuum attachment. Where the seal’s care instructions permit it, gently wipe remaining dirt with a damp cloth. Avoid forcing bristles out of shape.

Do not pressure-wash electronic equipment or apply harsh solvents, grease or improvised coatings to a seal. Keep running surfaces and protective sensors clear, and follow the door handbook for any further cleaning. If the seal is difficult to reach safely, include it in the professional service.

Replace on condition, not a fixed anniversary

There is no single replacement age for every brush seal. Exposure, attachment, usage and the material all affect its condition. Ask us to assess bristles that no longer make appropriate contact, a loose strip or recurring gaps after cleaning.

A technician should identify the correct part and attachment, check the cause of the gap and confirm that the replacement does not increase drag or interfere with guides, locks or safety functions. Do not alter opener force to overcome resistance from an unsuitable seal.

Keep special systems intact
